Using UrbenLife
UrbenLife is a property discovery and advertising platform. It is not a party to a sale, lease or brokerage agreement. Users must be 18 or older, provide accurate account information, protect their credentials and use the service lawfully. Roles selected by users are self-declared and do not certify an agent, owner or builder.
Accounts and listing access
Browsing is free. Verified accounts can send enquiries without an enquiry fee. Verified publisher accounts may submit two properties free, then require an active posting plan. Administrators may post without a subscription. The first-year launch offer is ₹99 before 18% GST for 365 days from activation; standard annual price is ₹999 before GST. No automatic renewal. New prices apply only to a future purchase shown and accepted before payment. Unlimited posting is subject to genuine inventory, moderation and reasonable anti-spam limits.
Property and contact sharing
Advertisers must have authority to list and share contact details. Submitting an enquiry explicitly shares the seeker’s name, email, phone and message with that property’s advertiser and reveals advertiser contacts to that seeker. We keep a private copy for activity history, support and moderation. Do not reuse these contacts for unrelated marketing or sell them.
Paid services
Featured listings and advertising spaces are separate optional services. All estimates show the base amount, 18% GST and total. A saved order is unpaid and does not reserve inventory or activate a service. Gateway checkout is not currently enabled. Verified payment and, where required, content approval must precede activation.
Safety and disputes
Independently verify ownership, approvals, RERA registration where applicable, prices, area and property availability. Never pay a property deposit solely on an online listing. Report impersonation, duplicates, misleading content or unsafe behaviour. Owner edits hide the listing until administrator approval. Sold, rented and unavailable listings are retained privately; re-listing requires approval. Owners cannot delete listings through their dashboard. Administrators may reject or remove listings and suspend misuse after appropriate review. No availability, search accuracy, ranking, lead or transaction outcome is guaranteed.
Support and changes
Contact support for account issues, moderation appeals or billing disputes. Material changes will be published here and shown before future paid purchases. Statutory consumer rights are not excluded. Legal proceedings and governing-law details must be completed for the operating entity before accepting payment.
